Passerinvest is expanding into the rental housing sector. It is planning to build hundreds of apartments in Prague
The Czech property developer and investor Passerinvest Group is expanding into the rental housing sector under the brand name Balance Home. The first apartments will be ready for occupancy as early as the 2nd quarter of 2027, as part of the Hila project in the Brumlovka district of Prague 4, where 71 fully fitted residential units ranging from 1 room + kitchenette to 4 rooms + kitchenette will be available. A further 134 rental apartments will be built in Brumlovka as part of the Orion project, which is scheduled for completion in 2029. The Arboretum project in Prague’s Roztyly district will also provide rental accommodation in two buildings under the new brand.
The rental housing segment that Passerinvest markets under the Balance Home brand is based on its long-term values and responsible approach towards creating a high-quality living environment. Future tenants will be able to enjoy a high standard of accommodation, a personal approach and the benefits of locations that the company has been developing and managing for a long time. The emphasis is placed not only on the apartments themselves, but also on the standard of accompanying services, which will ensure maximum comfort for clients.
The rental housing manager at Passerinvest Group is Šimon Lessenko, who has a wealth of experience in both the rental housing sector and property management. Lessenko is responsible for the development of rental housing from the preparation of new projects and the setting up of services for tenants through to the subsequent operation.
“Rental housing in the Czech Republic is gradually moving into a different position to the one it was in a few years ago. This is not just a consequence of property prices and the availability of mortgages. The way people think about housing is also changing. In particular, the younger generation is looking for flexibility and doesn’t want to be tied to one place in the long term. So, renting is becoming a viable option for an ever-wider group of people,” says Šimon Lessenko, rental housing manager at Passerinvest Group.

PASSERINVEST GROUP, a. s.
Passerinvest Group (hereinafter Passerinvest) is a purely Czech builder and investor. The company was founded by Radim Passer back in 1991 and has since then acquired a lot of experience in the construction of office and commercial buildings, residential buildings and civic amenities.
Since 1998, Passerinvest, as a responsible urban developer, has primarily been connected with Brumlovka (BB Centrum) in Prague 4, which is one of the most successful and extensive urban projects not only in the Czech Republic, but throughout all of Europe. Another important project in the company’s portfolio is Nové Roztyly, a brownfield of the former slaughterhouses of the Interlov complex where, in the future, a place with pleasant housing with a large park should arise, complemented by services for the general public and an office function. The principles of urban construction and the long-term sustainable development of Prague and the Czech Republic are part of Passerinvest Group’s vision. Thanks to its responsible approach, Passerinvest has built a very good reputation both on a domestic and on an international level. This is not only to the credit of the quality of the realised projects and the high level of the provided services, but also to the sense of fair play, a customer approach and also its responsibility to the society and the environment.
