Roztyly Plaza the first new office building to open in Prague in 2024
Passerinvest Group opened its completed Roztyly Plaza office building to its tenants in March. It is located in Prague 11, right next to the Roztyly metro station on the C line. This is the first planned building to be constructed in the area. The seven-storey building was designed by the architectural studio Aulík Fišer Architekti in accordance with the proximity of the popular Krč Forest. The main goal of the project was to connect an attractive working environment with complete functional facilities and for life outside the office. Therefore, the building will offer its tenants not only modern offices of the latest generation, but also civic amenities, comfortable transport accessibility and also, thanks to the adjacent Nové Roztyly nature park and Krč Forest, the surrounding greenery with several places to relax and to support a healthy lifestyle. All this makes Roztyly Plaza a unique office concept that responds to the changing needs of modern companies and their employees.
“I am extremely grateful to God that we have managed to complete the first stage in the locality of Nové Roztyly. We first entered this area in 2006 and since then we have been trying to get all the permits to transform a neglected brownfield into a place where people will live, work, but also enjoy spending their free time. The long-term sustainable urbanism that our company is dedicated to is its lifelong work and without patience and the right team of people, no project would ever have gotten off the ground. With the Roztyly Plaza building, the location gets a range of services as well as the improved surroundings of the metro station. For employees of companies located in the building, a comfortable working environment is provided in an architecturally beautiful building with a generous rooftop garden and a wonderful inner atrium, all in the wider centre of Prague, and yet in nature. I believe that the next stages we are planning here will benefit the whole of Prague and transform an unsightly territory into a modern urban area rich in greenery, water elements, but also a number of places for relaxation and sports,” explained Radim Passer, the founder and CEO of Passerinvest Group, a.s.
“I see the Roztyly Plaza as an important first step toward transforming the surroundings of the Roztyly metro station into a real urban structure in the vicinity of the exceptional Nové Roztyly nature park. This is a similarly important achievement as the construction of the first building in the former brownfield of today’s Brumlovka for HP, which successfully started the revitalisation of that previously neglected site way back when,” stated Ing. arch. Jan Aulík of Aulík Fišer Architects, the studio behind the architectural design of Roztyly Plaza.
The building located next to the C metro line in the immediate vicinity of the forest has been designed from the beginning with regard to this context. At the same time, an emphasis was placed on low energy intensity, sustainability and the conservation of the landscape’s character. On the ground floor of the hall, in addition to places suitable for informal meetings, there are also interior gardens. The rooftop gardens are already a natural part of Passerinvest buildings, though in this case they benefit from the unique proximity of the forest and are equipped with many relaxation elements. The works of art are also an interesting part of the building: a light installation in the lobby and a pulsating water element in front of the entrance.
“The building design is a hybrid architectural form combining orthogonal and organic shapes. The lines of the building’s development are thus well integrated into the shape of the land and offer a rational solution for the layout of office spaces, the rounded shapes in the corners of the building refer to the surrounding nature of the Kunratice Forest. At the same time, this principle allows you to clearly distinguish the main entrance section of the building from the operating parts, such as the entrance to the garage or the supply area,” commented Jan Aulík on the architectural concept of the project.
