Passerinvest has begun construction on the Sequoia office building. This new landmark in Prague will offer over 33,000 square meters of state-of-the-art office space

Today, Passerinvest Group held a ceremony to lay the cornerstone of the new Sequoia office building, which is being constructed on the site of a former brownfield site—now a strategic development area for the city of Prague, specifically Nové Roztyly. The 11-story building designed by the A8000 architectural studio marks the next phase in the transformation of a former brownfield site into a vibrant part of the city. Sequoia will offer state-of-the-art office spaces with flexible layouts, a spacious rooftop terrace, and private recessed balconies. All of this with an emphasis on user comfort in modern offices, as well as on the current demands for sustainable, energy-efficient operations. The project is scheduled for completion in the first quarter of 2028. The project is backed by two investors: Passerinvest Group and Gemo, which is also the general contractor for the project.

Sequoia, whose name and architectural concept evoke the majesty of giant sequoia trees, creates a natural transition between busy thoroughfares and the tranquility of Krč forest (Krčský les). Once completed, the building will offer a total of 33,130 square meters of leasable space, including more than 32,700 square meters of office space and 375 square meters of retail space. The building has 11 office levels and 4 parking levels, providing 488 parking spaces. Tenants will have access to flexible layouts across up to 3,778 square meters of office space on a single floor, a cafeteria with a café, retail space, and shared meeting areas for up to 200 people. The project includes a spacious rooftop terrace with greenery, relaxation areas, and views of Krč forest. There will be a footbridge connecting the cafeteria and café to the adjacent park. Thanks to its location on Prague’s main bike path, tenants will have access to a bike storage room with changing rooms and showers. Electric mobility is supported by charging stations for electric vehicles as well as outlets for electric bikes.

A strategic location with exceptional visibility and accessibility

Thanks to its location at the intersection of Jižní spojka and the North-South Expressway (a connection to the D1 motorway), Sequoia will become one of the most visible office buildings in Prague. More than 200,000 vehicles will pass by it every day, presenting an exceptional opportunity for corporate signage and building a strong brand. Direct access to the Prague Ring Road (Pražský okruh) and the D1 motorway, proximity to the Roztyly metro station (Line C) and the bus terminal serving city, suburban, and international routes, as well as the presence of Prague’s main bike path, ensure that the building is easily accessible from virtually anywhere.

A project that is economically efficient and environmentally responsible in the long term

The Sequoia project will, of course, receive the highest level of environmental certification: BREEAM Outstanding. Sustainability is not viewed here merely in terms of individual technologies, but as a comprehensive approach that encompasses energy efficiency, water management, biodiversity conservation, and quality of the indoor environment. The building will be equipped with heat pumps, solar panels, and fast-response radiant ceiling panels, which contribute to a high level of thermal comfort while keeping energy consumption low. A healthy work environment is supported by central ionization and an above-standard supply of fresh air at a rate of 50 cubic meters per person per hour. The exterior shading system regulates heat gain from sunlight during the day while reducing light pollution at night. The building’s total energy consumption corresponds to Class A, with a value of 35 kWh per square meter per year; the building’s energy performance certificate targets a Class B rating. Sustainability is also viewed within the broader context of development of the area. The combination of office buildings, a public park, amenities, and planned residential projects creates the conditions for a pleasant place to live.

Part of a broader development of the area

Sequoia is a continuation of the already completed Roztyly Plaza office building project, which features services and shops on the ground floor (a gym, café, pharmacy, cafeteria, and more), as well as the four-hectare revitalized Nové Roztyly Park. Today, the park serves the public as a popular space for sports and leisure activities (a running track, workout area, disc golf, outdoor fitness equipment, an obstacle course, and a playground). Sequoia precedes the next planned phase of the Nové Roztyly area revitalization—the Arboretum residential development project—which will complement the area’s office functions with rental and for-sale housing and help create a fully-fledged part of the city.
