A good-quality office is no longer enough. Increasingly, people are evaluating the whole environment in which they spend their working day \u2013 from transportation and the catering and services on offer to green spaces, public areas and leisure options. This is shown by the seventh wave of a long-term survey in the Brumlovka district of Prague. This year\u2019s survey attracted 2,822 respondents, which is almost a quarter of the more than 12,000 people approached in the area. Almost all of them (96 %) are generally satisfied with the Brumlovka neighbourhood, with 47 % going so far as to say that they are \u201cdefinitely satisfied\u201d. Among the individual categories, the highest ratings were awarded to the cleanliness of the area, safety, transport accessibility and outdoor green spaces, including the management of public spaces.<\/strong><\/p>\n

What does a place that people want to go to work in look like in 2026? A modern office is a given, but it is no longer enough. People are increasingly concerned about how long their commute takes, whether there is somewhere to eat quickly and well, if during the day they can get out into green spaces, play sports and relax or run everyday errands. And some of them no longer see their place of work as somewhere they go to in the morning and leave in the evening.<\/p>\n

This is shown by the latest survey among employees of companies based in Brumlovka that was carried out by the STEM\/MARK research agency for Passerinvest Group. The online survey was conducted from 20 May to 26 June 2026 and was completed by 2,822 employees out of 12,350 who were contacted, which represents a response rate of 23 %. It is not only the scope of the survey that is unusual but, above all, its continuity. The first survey took place in 2001, and this year\u2019s marks its seventh wave.<\/p>\n

\u201cLong-term surveys that allow you to monitor how a single workplace has developed over the course of 25 years are unusual even on an international level. Combined with the high number of respondents, this gives us an exceptionally valuable set of data, which means we can monitor not only the current employee satisfaction but, in particular, actual changes in their working habits and expectations. We managed to achieve a high response rate thanks to the client\u2019s personalised approach and direct communication with respondents, engaging and interesting marketing communications at the location as well as a financial contribution from the client to selected charities for every completed questionnaire,\u201d<\/em> says Gabriela \u0160amanov\u00e1 from STEM\/MARK, a.s.<\/p>\n

An office no longer ends at the door to the building. Employee satisfaction with Brumlovka is rising<\/strong><\/p>\n

The results show that nowadays employees assess their working environment in an every more complex way. Ninety-six percent of respondents are satisfied with Brumlovka as a location. At the same time, the proportion of those giving the highest possible rating is rising significantly. Whilst in 2016, 23 % of respondents were \u201cdefinitely satisfied\u201d with the location, in 2022 the figure was 38 % and now this year it has risen to 47 %.<\/p>\n

More than three quarters of respondents \u2013 specifically \u00a077 % \u2013 feel that Brumlovka is improving over time. Only 2 % of employees have the opposite opinion.<\/p>\n

It is precisely this ability to monitor the satisfaction of employees and their needs over the course of time that is one of the main reasons why Passerinvest regularly repeats the survey. The results are not just used to measure satisfaction, but they become the basis for concrete changes at the site.<\/p>\n

What were the suggestions from respondents in previous surveys, and what has been implemented?<\/strong><\/p>\n

There is a broad range of services that have been introduced thanks to feedback from the first surveys. Among the most significant are a shuttle bus, sports facilities, two parks and canteens open to the public. For a long time, employees have also mentioned in the surveys the need for more space to relax and meet in. Therefore, public spaces for active leisure and games (chess, board games, p\u00e9tanque, etc.) have been created; the use of roof terraces has been expanded, and new squares have been added. At the same time, Passerinvest began organising cultural and social events that are now a regular part of life at Brumlovka.<\/p>\n

In the previous wave of the survey in 2022, one of the new trends was a growing interest in high-quality facilities for cyclists. In response to this request, thirteen fully equipped bicycle storage facilities were built at the site and reserved parking spaces for motorbikes were also created. Several parcel collection points with collection boxes have also been added, making it easier for site users to collect and send parcels as well as facilitating the work of courier companies.<\/p>\n

\u201cWe don\u2019t just want to ask people if they are happy. What matters is what we then do with their responses. We regularly assess the feedback and where it is possible and makes sense, we incorporate it into concrete changes. Thanks to the continuity of the research, we can then go back after several years and verify whether what we have done is actually working and whether users are satisfied in that particular area. At the same time, we are really pleased that we have been able to donate to charity thanks to the survey. For every filled in questionnaire we have donated 50 CZK to causes where it is needed. This year, we have distributed an amount in excess of 140,000 CZK to three projects, based on the respondents\u2019 own choices,\u201d <\/em>says Martina Draper, Customer Relationship Manager for Passerinvest Group.<\/p>\n

Eighty-seven percent of employees are satisfied with the catering options at Brumlovka. However, packed lunches remain popular <\/strong><\/p>\n

Almost seven out of ten employees eat at least once a week in one of the local canteens. Compared to 2022, their use has increased from 63 % to almost 70 %. But, at the same time, four out of ten workers bring their own food from home. In 2022, canteens and restaurants took the top two spots, this year it is canteens and food brought from home. Despite the change in eating habits, general satisfaction with the catering options is on the rise. Whilst in 2022, the figure was 79 %, this year it has gone up to 87 %.<\/p>\n

In contrast, 39 % of employees visit restaurants and bistros at least once a week, whereas four years ago it was 53 %. There has also been a drop in the number of people leaving the premises to eat \u2013 their proportion has gone down from 21 % to 13 %.<\/p>\n

Workers are also making it clear that they want a sufficiently varied selection. Spontaneous responses show that there is an interest in additional food options, a high-quality bakery and quick breakfast snacks.<\/p>\n

Most people travel to work by public transport. The shuttle bus has become considerably more popular; car drives and motorcyclists rate the parking facilities positively<\/strong><\/p>\n

The quality of the working environment is also significantly affected by the journey to work. Roughly half of employees can make the journey to Brumlovka within 30 minutes. Public transport remains the most frequently used means of transport, with cars being used by 38 % of respondents.<\/p>\n

There has been a marked shift in use of the Brumlovka shuttle bus (bus lines BB1 and BB2). Approximately a fifth of respondents cited it as one of their main means of transport in 2022; this year it is almost a third. Overall, at least 70 % of employees use it at least sometimes and 96 % of passengers are satisfied with it. What is more, Brumlovka is the only office location in the Czech Republic where the shuttle service is provided exclusively by electric buses, and also it is completely free for passengers.<\/p>\n

Drivers most often park in the underground garages, which are used by 83 % of people (the same as in 2022). The proportion of those who park in the vicinity of Brumlovka has dropped by 3 %.<\/p>\n

The popularity of shared parking is also increasing. Whereas in 2022, according to employees this system was used by 31 % of companies, this year it has gone up to 46 %.<\/p>\n

Green spaces are the top priority for employees. Most popular are the roof terraces covering an area of 11,000 square metres<\/strong><\/p>\n

One of the most prominent themes in this year\u2019s survey is public space and green areas. In 62 % of cases, employees who consider environmental issues to be important cited green spaces, outdoor areas, opportunities for relaxation and support for biodiversity as the most crucial factors. This is reflected in the assessment of the location itself \u2013 among the most popular features of Brumlovka are the green roof terraces, the parks and public squares enhanced by mature greenery and water features. Ranked next in importance are recycling and the quality of the working environment inside the buildings.<\/p>\n

The results show that quality public spaces and greenery are among the key aspects that employees expect from the place where they spend a large part of their day.<\/p>\n

Working from home is falling slightly. Employees appreciate a high-quality working environment<\/strong><\/p>\n

Working from home remains a common part of the working routine in 2026 but it is used slightly less by employees compared to in 2022. Nowadays, 61 % of respondents work from home at least once a week, whereas 15 % work from home three or more times a week. Sixty-six percent of respondents expect to have the option of working from home at least once a week in the future.<\/p>\n

The results therefore suggest that following the significant changes in working habits during the pandemic, the hybrid model has gradually become established. So, alongside flexibility, the quality of the environment that the office buildings offer also remains important. Eighty-six percent of respondents are satisfied with the technical facilities. There is even higher satisfaction with the services provided directly within the buildings \u2013 cleaning and reception are rated positively by 92 % of respondents.<\/p>\n

Living close to work appeals mainly to young people. One in five respondents are interested in this<\/strong><\/p>\n

The main reason for living directly in Brumlovka is the proximity to work, which is cited by almost three-quarters of respondents. More than half appreciate where the location is situated within Prague and its transport links, followed by the peaceful and safe environment, local amenities and green spaces. Approximately a fifth of respondents consider rental accommodation in Brumlovka to be attractive; among people under the age of 30 this figure rises to 44 %.<\/p>\n

Passerinvest Group is also responding to the growing interest in housing in the area. In 2027, the newly completed Hila building will offer rental accommodation, to be followed a year later by the Orion building, which is currently under construction.<\/p>\n

From feedback to concrete changes and a financial contribution to a good cause<\/strong><\/p>\n

Passerinvest is now conducting a detailed assessment of this year\u2019s results and the suggestions from the people who work in Brumlovka and spend time there. As in previous years, these will form the basis for the further development of office buildings, public space, services and the area\u2019s overall offering. This year, there was also a charitable dimension to the survey. Passerinvest has promised to donate 50 CZK for every filled in questionnaire. As a result, it will divide a total of 140,000 crowns among three non-profit organisations \u2013 Letokruh, D\u011bti \u00fapl\u0148ku (Children of the Full Moon) and Sue Ryder.<\/p>\n
