Photovoltaics, blue-green infrastructure, superior air exchange with ionisation, a\u00a0smart building management system, etc. are all technologies that will contribute significantly to the environmentally friendly operation of the building, but also to the overall well-being of users with the emphasis on their health. The building with a\u00a0total area of 27,000\u00a0m<sup>2<\/sup>\u00a0offers 20,200\u00a0m<sup>2<\/sup>\u00a0of office space on 8 floors, as well as 71 fully equipped apartments on the 8<sup>th<\/sup>\u00a0\u2013 14<sup>th<\/sup>\u00a0floors with a\u00a0layout of 1 room+kitchen \u2013 4 rooms+kitchen with loggias, 2,000\u00a0m<sup>2\u00a0<\/sup>of roof terraces and 2,300\u00a0m<sup>2<\/sup> of retail space in the arcade and on the ground floor of Vysko\u010dilova, Jemnick\u00e1 and \u017deletavsk\u00e1 streets. Another exceptional multifunctional building by Aul\u00edk Fi\u0161er architekti will be constructed at the end of 2027\/beginning of 2028 on the corner of Vysko\u010dilova and Michelsk\u00e1 streets, in close proximity to the Delta building. Modern technologies \u2013 heat pumps, geothermal boreholes, photovoltaics, suitably combined radiant ceilings, all supplemented by superior air exchange with central ionisation \u2013 will contribute significantly to the overall interior comfort and the economic and sustainable operation of the building. An important element of the project are its green roof terraces, a\u00a0residential square with a\u00a0water fountain, greenery and relaxation areas and park landscaping, which will allow for further management of accumulated rainwater.\u00a0 The building will be LEED PLATINUM, PENB A\u00a0certified and will meet EU TAXONOMY parameters. The first tenants will be able to move in during the first quarter of 2028. In 2024, the project added 21,700\u00a0m\u00b2 of latest-generation office space on seven floors to the office market, and now just the last few square metres remain to be leased. On the ground floor of the building there are 1,600\u00a0m\u00b2 of fully leased retail units including, for example, a\u00a0cafeteria, a\u00a0fitness centre and a\u00a0pharmacy. Among the building\u2019s signature features are a\u00a0spacious atrium with secluded spots to relax in, a\u00a0unique sculpture depicting an angel, extensive water features and a\u00a0stunning roof terrace with amenities. The building is equipped with state-of-the-art operating technologies including air ionisers, it uses residual heat to heat water for the catering operation, it manages rainwater, etc. A\u00a0benefit for the efficiency of operation and ensuring tenants\u2019 comfort is the articulated fa\u00e7ade with self-shading elements, which prevents the interior spaces from overheating. The building has 330 parking spaces for tenants, 100 P+R parking spaces in underground garages and charging stations for electric vehicles. It also provides its tenants with a\u00a0bicycle room with changing rooms and amenities. The building has BREEAM In-Use Excellent certification and meets EU TAXONOMY parameters.
